Resources to Make Your Stay Comfortable

For our current residents we have a complete set of tools and procedures to make your stay with us more comfortable and rewarding. Log into your TENANT PORTAL to submit maintenance requests and pay your rent conveniently online.

Lease+

We use the GAR Lease.  Each property may have different special stipulations.

Pets are allowed as per each property specifications.   In most cases, pets must be approved by owners.   The pet fee is non-refundable and is $300.00 per pet.  

Each Tenant is required to purchase Renter's Insurance and provide a copy to Spalding Brokers within 3 business days of the signed Lease Agreement.

Each Tenant is required to have utilities transferred into their name within 3 business days of the signed Lease Agreement.   Although these vary by home, utilities generally include:

  • Electricity
  • Gas
  • Water
  • Media (Cable, Dish, Etc...)
  • Garbage

We also perform a Move-In Inspection, Renewal/Annual Inspection, and Move-Out Inspection for each home
