Are you licensed?
Yes, we are licensed agents in the State of Georgia.
Can I reach you after hours?
After 7pm, please leave a message and we will return your call the next business day. If it is an emergency, please send a text and we will try to return the call as soon as possible.
Can you put the money directly into my account?
Yes, we can send the funds electronically to your account. The transfer takes 3 business days to move from our account into yours.
Do I get to see the lease or sign it?
We use the GAR Lease and provide a sample on this website. We sign the lease on your behalf but provide you with a copy for your records.
Do you sell real estate too?
Yes, we are licensed agents in the State of Georgia and sell real estate.
How and when do I get my checks?
We can either mail the Owner Draw funds or send them electronically.
How is rent collection handled?
Rent is due on the first and late after the 3rd. Tenants pay rent through the mail/online Bill Pay or online via our website.
How long of a lease do you sign?
We discuss the needs of the Owner to determine a specific length for the lease term. However, most leases are 12 months.
How much security deposit do you charge the tenant?
With a good credit report, the security deposit is equal to one month rent.
How soon can you start managing my property?
We are ready to start managing your property right away.
What type of properties do you manage?
We manage single family homes, townhomes, and condos.
What type of reports do I get and how often?
All reports are available at www.spaldingbrokers.com on your Owner Portal. A report is posted each month. An end of the year summary of expenses is posted in January along with a 1099.
Who holds the tenant security deposit?
Spalding Brokers, LLC holds the security deposit in an Escrow account.
